Originally listed for $14.500 million in 2015, the listing price was reduced to $13.975 million, reduced again to $10.850 million, and finally sold below the list price at $10.500 million. This 8 bed/10 full, 2 half bath home in Bel-Air Crest is one of the largest properties in the entire gated community. Situated at the top of the hill, the home offers dramatic canyon and hill views with an exquisite infinity pool. Home was newly renovated and tastefully decorated.

$6,000,000 – 2305 Worthing Lane, Los Angeles, CA 90077 (Recently sold, 9/20/16, $1.249 million below original asking price; 221 total days on market)
This 6 bed/10 bath, 7,600 square foot home in Bel-Air Crest was originally listed for $7.249 million in April 2016, and the price was reduced several times before selling. Was on the market for a total of 221 days.

This 6 bed/8.5 bath, 7,620 square foot home in Bel-Air Crest was originally listed for $6.248 million in December 2014, and the price has been reduced several times, and was sold in February 2016 for $5,105,000.

$4,475,000 – 2173 Ravensfield Lane, Los Angeles, CA 90077 (Recently sold, 11/8/16, $1.524 million below original asking price; 250 total days on market)
This 6 bed/8.5 bath, 7,620 square foot home in Bel-Air Crest was originally listed for $5.999 million in March 2016. The asking price was dropped twice and the home was ultimately STOLEN for an unbelievably low $4.475 million.

This 3 bed/3 bath, 2,452 square foot home in Bel-Air Crest was originally listed in April 2015 for $2,150,000 and was reduced in January 2016, ultimately selling for $1.7 million in September 2016. This home was on the market for a total of 440 days.

11828 Henley Lane, along with 11730 Gwynne Lane, are examples of one of the moderately-sized homes within the beautiful gated community of Bel-Air Crest. This particular home offers 3 beds/3 baths, and 2,452 square feet on a 6,431 square foot lot. These smaller Bel-Air Crest homes offer all the advantages of living within the private, gated community, including access to the community clubhouse, tennis courts, golf chipping range, and basketball courts, at a price point that more buyers can afford. This particular property sold in July 2015 for $1.625 million and was originally listed at $1.995 million in January 2016 and was reduced to $1.898 million.

As you would expect, this is a luxurious estate with an expansive backyard that features a pool, spa, and extraordinary ocean views. The home features a wine cellar, billiards room, media room, elevator, and a gourmet chef’s kitchen. Custom built in 2007. This home has been on the market for 127 days.

$10,250,000 – 2180 Stratford Circle, Los Angeles, CA 90077
This 8 bed/11 bath, 12,184 square foot home in Bel-Air Crest was first listed in August 2016 for $11,495,000. The price was dropped to $10,995,000 in October 2016, and dropped again to $10,250,000 in February 2017. The home features a wonderful backyard with a pool/hot tub, an outdoor lounge area with a TV, and a dedicated movie room. 175 days on market.

$7,750,000 – 2167 Sheringham Lane, Los Angeles, CA 90077
This 6 bed/7 full, 2 half bath, 11,410 square foot home in Bel-Air Crest was listed in October 2016 and the price has held firm. Appears as a relative bargain when compared to 2180 Stratford Circle; listing price is $2.5 million less for only 774 less square feet. This home has been on the market for 127 days.

$6,999,000 – 2249 Stratford Circle, Los Angeles, CA 90077
This 7 bed/11 bath, 13,230 square foot home in Bel-Air Crest has been on and off the market since 2011. The asking price has bounced around quite a bit, from $6.250 million in 2011, to $10.750 million in August 2015. The price has since been reduced to $6.999 million, which averages $529/square foot. Original Price $10,750,000.00. Massive property on a great corner lot. 459 days on market.

$6,995,000 – 2223 Queensborough Lane, Los Angeles, CA 90077
This 5 bed/6.5 bath, 8,542 square foot home in Bel-Air Crest was sold in August 2016 for $5.650 million and was quickly relisted for $7.495 million four months later. The price was dropped to its current level in February 2017 but still stands $1.345 million higher than its sale price last August. 2249 Stratford Circle (13,230 square feet) seems like a bargain when compared to this property given the similar price. 108 days on market.

This 3 bed/3 bath, 2,452 square foot home in Bel-Air Crest was originally listed in June 2016 for $1,799,000 and the price was reduced only $19k in November 2016. Great location but the smaller backyard and only 3 bedrooms may reduce the property’s appeal. Access to the wonderful gated Bel Air Crest community, its private community pool, basketball and tennis courts, and golf chipping greens offers value. On market for 96 days.

$7,350,000 – 2227 Stratford Circle, Los Angeles, CA 90077
This 6 bed/7.5 bath, 8,315 square foot home in Bel-Air Crest was first listed for sale in May 2015 for $7,500,000, and was reduced to $7,350,000 on January 5^th, 2016. I’ve toured this home and it is staged nicely.

$6,975,000 – 2189 Sheringham Lane, Los Angeles, CA 90077
This 8 bed/8 bath, 10,151 square foot home in Bel-Air Crest was originally listed in May 2016 and the listing has since been removed. The home is now for lease and may be available for sale off-market; contact me for details.

$5,999,999 – 2171 Stratford Circle, Los Angeles, CA 90077-Cancelled
This 6 bed/7.5 bath, 10,631 square foot home in Bel-Air Crest was originally listed in December 2014 for $7,250,000. The price has since been lowered three times, now down over $1.250 million since its first asking price. The house has good “bones”, but many buyers have shied away due to the unique decorating, including the Buddha coy-fish pond. Good value for someone willing to make some cosmetic changes throughout the home. Original Price $7,250,000; was $5,999,999 on market for 120 days.
